Situated in stunning countryside just outside the village of Appledore, Horne’s Place Oast and Barn is a luxury self catering holiday let in Kent, ideal for a family holiday or group getaway with a private indoor pool. The oast house itself sleeps up to 16 people and has seven bedrooms and five bathrooms. The barn, just a few steps away across the courtyard, sleeps up to nine in three bedrooms – all with en suites. The barn's stylish ground floor bedroom with en-suite wetroom is wheelchair accessible.

As you'd expect from a luxury self catering holiday let, there’s a large kitchen in the oast house with space to seat all 25 guests around the dining table. There’s also plenty of outdoor space including a large pond, spacious deck, children’s play area, barbecue and outdoor pizza oven – not to mention the indoor heated swimming pool and hot tub (housed in a separate building), The Boat House Games Room and outdoor hot tub. The facilities have been designed with families in mind so the pool house has locked doors and is a short walk away from the house and garden, the hot tubs have lockable covers and the pond area is fully fenced with padlocked gates.

A traditional Oast House with modern features - originally used for drying hops picked in the surrounding Kent countryside, this converted oast house was refurbished to a high standard in 2017. It has plenty of modern conveniences alongside older features like its inglenook fireplace and beamed ceilings. It also has a fully accessible en suite bedroom in The Barn.

Just over an hour’s drive from London and less than 30 miles from the Channel Tunnel, Horne’s Place Oast is steps away from the English Heritage-protected Horne’s Place Chapel and the Gusbourne vineyard. Romney Marsh, the beaches of the Kent coast and the medieval town of Rye are within a short drive along with family-friendly attractions including the Rare Breeds Centre and the Romney, Hythe and Dymchurch Railway.

Horne’s Place Oast enjoys a peaceful setting on the edge of the charming village of Appledore, surrounded by the rolling Kent countryside. With three welcoming pubs all within walking distance, guests can easily soak up the local atmosphere and enjoy relaxed village life.

Perfectly positioned for exploring the region, the property sits just beyond the High Weald National Landscape and on the fringes of the unique Romney Marsh, offering a wonderful mix of scenic walks, wildlife and wide-open spaces. The beautiful south coast is also within easy reach, with the sandy stretches of Camber Sands, the traditional seaside at Dymchurch, and the striking landscapes of Dungeness all around a 20-minute drive away. The iconic White Cliffs of Dover can also be reached in around an hour.

The surrounding area offers plenty for days out, with the pretty market town of Tenterden and the medieval charm of Rye both nearby, offering independent shops, eateries and family-friendly attractions. For a memorable day with children, Port Lympne Reserve is just a 30-minute drive away.

Perhaps best of all, Horne’s Place Oast sits in the heart of England’s renowned wine country. Gusbourne Vineyard is almost on the doorstep, with its tasting rooms and winery reachable on foot in around 20 minutes, while Chapel Down and several other excellent vineyards are all within easy driving distance.

Despite its tranquil rural setting, Horne’s Place Oast remains conveniently accessible, with London around an hour’s drive away—making it an ideal escape for those looking to balance countryside calm with coastal adventures and city connections.
